See everything about M20 2BAHow we work this out
We take every standard sale of a home at market value that HM Land Registry records in England and Wales (its Price Paid Data, files dated 28 September 2026), and group the sales by the postcode they were made at.
For a postcode we show its postcode sector, the postcodes that share everything but the last two letters ("PE29 3"). A typical price is the median: the middle sale, so a few very expensive or very cheap homes don't skew it. We give a median only from 5 sales or more; with fewer in the sector, we give the whole postcode district's instead and say so.
The change is the typical price in the latest 12 months against the 12 months before. We hold those two periods only, so we do not draw a trend line between them.
Does this cover Scotland?
No. HM Land Registry covers England and Wales. Registers of Scotland records Scottish sales.
What does this not tell me?
The value of one home. A typical price is for the sales in an area, and every home is different. We keep no address and no single sale.
